A 5-year old EC is considered a "semi-private" residential property, so if you're either a Singaporean or a SPR, you will be eligible to purchase such a property. If you're a foreigner, you will only be able to purchase EC that has past 10 years of age.

Hi Mr Tan.

5 year old EC is considered semi private and can be sold to Singaporean or permanent Resident status.

Foreigner can only purchase ec after 10 years .

You will be able to purchase a resale EC unit in the open market as long as the EC owner completed their minimum occupation period (MOP) of 5 years.

For Foreigners:
The MOP of the unit will be 10 years.

A 5 year old EC is considered semi privatized and can be sold to SC or SPR buyers. For SC or SPR once they sold off their condo they can purchase resale EC no issue.

Hi Mr Tan,

Since you are Singaporean, whether you are single or married. You are eligible to purchase any resale EC (EC that fulfilled MOP).
You shall also eligible for new EC if you are married. There is only one EC launch in 2018, which is Rivercove Residence. If you are considering new EC and met all the criteria, you should take a look at this. As this shall be the last that sell at EC price.
The next and final EC expecting to launch in 2019 will be selling at private property price.

For resale ECs, there are total of 25 ECs that met MOP till date. Out of which 2 of them had just met the 5 yrs mark, one in Woodlands and one in Punggol.

There is no waiting period of 30 months. A 5 year old EC is like any other private property with the exception that it can only be purchased by either Singaporean or PRs.

Switching from a condo to a HDB requires meticulous planning for your finances and the sale and purchase timeline. I have personally assisted clients who are in the same situation as yourself.
