Hi, am a SC and my spouse is a SPR at the time of our first HDB purchase more than 5 years ago. Now, we wanted to sell the current one and buy a second hdb. My spouse is now SC. For the second purchase, are we considered as first timer or second timer for HDB application? How about EC? Are we subjected to the resale levy and does this levy need to be paid fully in cash or cpf? Thank you.

Hi,

Is your current hdb bought direct from hdb, or with cpf housing grant given? If so, its considered subsidized housing.

Resale levy applies when you buy your 2nd subsidized housing, and its payable only by cash, usually from your sale proceeds of current hdb. Subsidized housing includes BTO, resale hdb with grant and ECs (purchase from developer) with resale levy. In your case you be considered a 2nd timer.

Evening,

Did you utilize housing grant for the first application? Or was it purchased under sales of balance flat or BTO unit? If neither is true, you are eligible to apply for BTO or SOBF as first timer and not subjected to levy payment.

Good evening seller,

Care to share whether your existing flat is purchased directly from HDB (BTO or Sale of balance flats) or resale flats with housing grants?

If yes, you will be considered as second timer for new BTO or SBF. You will have to pay a resale levy based on your current flat model in cash. For instance, 3rm: $30k; 4rm: $40k etc.

If you dont want to pay resale levy when you go for new EC, you can opt for those ECs that you dont have to pay resale levy.

If you purchase a resale flat without housing grant, you will not have to pay resale levy for BTO/ SBF or EC.
