Hi all..
Some similar questions to past.. but now 2023 need to know if there's any latest update .

My spouse own a Malaysia condo that is on commercial title.. is it necessary to declare as this is not on a residential title.. I've a fully paid HDB and now looking at selling it to buy a private property but need to know if additional absd is needed.. thanks in advance

Morning Alex,

Overseas property are not included in the property count for ABSD computation, hence need not worry about the Malaysian property. After selling your HDB, you will be considered to have zero property count, and can purchase the condo as 1st residential property without ABSD (assuming both of you are singaporean).

By the way, if you are planning to first sell your HDB flat and then follow by the next purchase of a private property and assuming if you are a local, then there be no ABSD payable. Only the normal stamp duty of 4% will apply.

If you are looking to purchase a private residential property after selling your existing HDB, there is no ABSD applicable in your case since the property your spouse own is an offshore property. ABSD is only applicable on local residential properties.
