I am not here to persuade you to change your mind to use your way, but here to actually highlight some facts. You may just have to advertise in newspapers and other medias to get started... with the pricing in mind(realistic pricing, else you might be helping your neighbours or new competitors to market)
Benefits of using neutral or good agent(not crook agents)
1) Will usually bring about usually higher price than usual market rate as good agent will fight for seller price to go higher, usually at least 1% to 5% or higher than market price, big picture might be missed that by paying good comms, the property can be sold at higher price at high exposure..
2) cobroke with all other agents
3) the seller is prevented the hassle of agents and also buyers calling now and then and even after you manage to sell, good agents will filter off the enquiries and qualify, beside the advertising cost, and even time manage for you, especially exclusive agents.
4) advertising cost can be passed to agent if deal closes.
5) If seller sells directly, then the chances of higher exposure might be missed as compared to open to all markets.
6) many other things of benefits, like paperwork and avoidance of dispute.
Finally, agents' jobs are not so easy and the most of the agents wants to do a good job, including protecting owner's interest.
