Hi all, I’m a single buyer looking to purchase a 3-room resale HDB.

I was initially planning to DIY the purchase to save on the 1% agent fees, but I do have some concerns about properly evaluating units during viewings (e.g. sun direction, ceiling condition, general unit checks).

I’ve already shortlisted a few listings and am mainly looking at Sengkang / Punggol units near the MRT (<10 min walk, not LRT), as I’m planning to use the proximity grant. Heads up that I am staying with my parents and not in a hurry to move out, so I prioritise getting the 'right' unit.

Have received my HFE letter and my budget is around $500k+.

Would any agent be open to a reduced fee? I mainly need help with:
• Accompanying viewings and pointing out potential issues
• Valuation and negotiation/offer strategy
