Hi all,

I am planning to sell my flat. If I am selling at 600K. My remaining loan is 300K and my CPF utilised and accrued interest is 282K and I need to pay a resale levy of 40K as I am buying a new EC. In the end when my cash sale proceeds is negative. May I know what it means

Hi Patrick,

Your sale price less outstanding loan, cpf utilized+accrued interest, resale levy, conveyancing and commission costs, will be your cash proceeds. In this case, you may want to consider setting your sale price higher so to ensure a positive sale and cover the costs. You may also want to consider No Resale Levy EC projects currently still on the market.

The sale price also depends on unit condition, location, floor, facing and comparable valuations around the area currently. Thanks and may I have more details so to make better recommendations? Look forward to value-add to your housing plans further.

Good afternoon Patrick,

Actually you will breakeven or earn abit at $600k if you take the expenses of a typical HDB sale into consideration.

1) $80 resale applicaton
2) legal fees
3) agent commission (2% of sale price plus 7% GST)

It's just because you take the resale levy of $40k into account.

If you dont want to fork out $40k hard cash to upgrade to a new EC, my recommendation will be to go for those ECs that are not subject to resale levy.

Probably you can share more information about your flat and upgrading plans with me so I will be in a better position to advise and assist you further.

It means that you won't get the full CPF sum returned to your OA, and you don't need to fork out cash for your HDB sale; for your EC purchase, you might want to consider units without resale levy if that's your concern.

Evening,

With negative sales, it would first mean that you are not eligible to pocket the option and exercise fee. You will also not have all the CPF funds used on your current unit back into your OA. As for your case, you will likely have around $260k plus return to CPF.

Good evening Patrick,

Yes you can still use refunded CPF OA funds from your sale to fund your EC purchase.

I had managed to assist my EC buyer to delay the payment of 15% CPF payment with interest waiver. For your information this payment must be made within 8 weeks from exercise of sale and purchase agreement.

Probably you can share with me more on your choice of EC project so can I check is it possible for you to book the unit first and request for delay of payments until you sell off your existing HDB.

Hi Patrick,

For your situation, it is advisable to purchase an EC that do not require you to pay the resale levy. There are a few projects that you can consider.

Looking at the numbers you provided, it makes no financial sense to go for an EC with a resale levy. Resale levy needs to be paid in cash from your sales proceed. But if you do not have any sales proceed after deducting the loan and CPF, you will need to top up the sales proceed in cash.

I have done similar cases before. If it is negative sales, means you do not have any cash profit In hand. You might also wish to consider those balance units in EC that has waived off resale levy for buyers.

It common as I have several EC buyers in the past 4 years now selling their HDB without any cash proceed. As the HDB pricing drop and the return unable to breakeven their HDB CPF interests.
