Hi all Experts,
would really appreciate if any of you can assist with my query.
I'm looking to purchase a 4 room resale at Dawson Skyville, however I'm in no rush at all as I do not urgently need a place.
With the latest cooling measures, is it still advisable to make a purchase now or hold the idea first (and wait for market to stabilize)?
I'm a first time buyer but I'm not eligible for BTO. I'm looking to purchase a resale for long term stay, possibly forever.
I've had a handful of agents tell me that buying a unit at Dawson would be a big mistake.
Any input will be much appreciated, thank you in advance.

Question here is why would agents tell you that buying a unit at Dawson be a big mistake? And also why have you shortlisted only looking at Dawson Skyville particularly? Are you planning to use your CPF funds to finance the loan? Your question is relatively generic to provide any critical inputs, and perhaps may even confuse you further.

    thanks for replying to my question.
    Reason for choosing Skyville is because it's near my work place and also one of the newer options is the area which seems like a pleasant neighborhood.
    Agents have told me it would be a bad choice because of the price point it's at now, something about definitely making a loss and would tell me to consider a condo instead. (Which I'm definitely not considering.)
    As for financing the loan, I'm tentatively looking at using 50% of my monthly OA contribution to finance the loan and will use cash for the balance mortgage.
    And yes, definitely confused with what to do now.

I would not say buying a unit in Skyville Dawson is a big mistake. In fact, I would say that if you're not purchasing a property even when you're Singaporean and eligible to do so, you're making a grave mistake. I don't understand why eligible Singaporeans like you are always "not in a hurry", when SPRs have been desperately wanting to purchase a property even though they have to pay an extra 5% ABSD.

I have met many Buyers whom procrastinate and delay their purchases end up paying higher for the property when they eventually purchase. There are also some whom are priced out of the market totally. And what's worse, they have been bleeding rent over the years, when this rental money could have been utilized towards their own purchase.

What if I were to tell you that with this "cooling measures", Singapore property market is still going to be UP for the year 2022? What is your plan going to be? Wait to buy in 2023? or 2024?
