Hi buyer, Technically there is no standard answer to your question. All I wish to say is, if you do not have the intention to pay commission up front, then do not engage the services of a salesperson. It could be a case where the salesperson whom the seller engages do not wish to share commission or the commission is too little to share to make ends meet. My fellow professionals who have indicated that they do not charge their buyers a single cent could be very lucky so far in their transactions that their cobroke counterparts are able to share enough meat with them. I have came across sellers who are only paying 0.5% commission for selling a $800k property which only pays out $4000. The end result after sharing will be even worse than doing a rental transaction.
