Hi Agent, if I own only one condo however I would like to transfer this unit to my parents. Will I have to transfer the mortgage of this condo to my parents as well? Can I transfer the unit to my parents name and I service the mortgage?

Evening,

Based on the current ruling, if the mortgage loan is under your name, you will be required to be either the owner or occupier. If you choose to have the mortgage under your parents name but you paying the monthly installment by cash, that will be a different situation.

Hi,

When you transfer the ownership and all current owner names are removed, the mortgage has to be transferred as well. Your parents thus must be able to finance it. Always remember, Owner need not be Borrower, Borrower must be Owner.

So, if you want to finance the mortgage, you will have to be the owner of the property.

By transferring 100% shares of the property to your parents, they will have to be able to get the loan approved based on their income and age.
