Hi Agent Guru, I found a property that is located in D8, good conditions, walking distance to MRT, convenient and good size layout unit but only concern is it is near red light district and 99 yrs leasehold with remaining 80+ yrs tenure. Should I still invest in this property? It's for own stay.

Hi Mrs Tay,

D8 is not located in the so called red light district, Geylang, District 14.

I am not sure which project you are referring to in D8, but D8 being city fringe, the downside would be capped with its close proximity and convenient access to CBD.

There will be further upside with the upcoming downtown MRT stations, namely Rochor, Jalan Besar and Bendemeer, near or within D8.

I understand there is a lot of freehold projects in D8, but if you believe it is more affordable and good value relative to its neighbouring freehold projects, I believe it is still a good investment for own stay even though its lease balance is left 80+ years.

    The property is near Petain Road which has 2 rows of legalized red light business. Will it affect the capital appreciation of the property? And nearby are building more hotels too. What's your POV?

Since you're buying for own stay, as long as you've done your sums and the location works for you, just go for it.

If it is for own stay as well as investment, I would encourage you to purchase Freehold unit instead. And for Geylang properties, there are many that are Freehold and it is one of the districts in Singapore that has a high rental yield.
