Good morning Duncan,

you can definitely so if you are financially capable to proceed to purchase. You should have a valid loan application and downpayment on hand to do so.

Do bear in mind that if you still have outstanding housing loan in your existing house, you will have to pay 2 loans at one go until existing house is sold.

Hi Duncan,

Yes its possible if the current available cash, CPF OA and attainable loan is able to cover the purchase price and necessary stamp duties. Do note you will be required to sell off your current property within 6 months after key collection to the resale HDB.

Hi Duncan,

It is definitely possible however in such a scenario, you need to have sufficient loan and funds to finance the purchase and you will not be able to make sure of the sale proceeds and CPF refund from the sale to finance the purchase, thereby reducing your cash outlay.

My clients who opt to buy first usually want to ensure that they have sufficient time to renovate their new place and not need to rent during the transition. However, with proper planning, we are still able to plan the selling and buying together and achieve the same outcome.

Hi Mr. Duncan,

1) This is possible. In fact, this is one of the common practices in the market.
2) To do so, you have to prepare cash and/or CPF funds for the purchase.

3) Types of loan available would be the HDB loan (HLE) and bank mortgage loan:
(a) HDB loan: You will only need to prepare a 10% down payment and can get up to a maximum of 90% from the HDB.
(b) Bank loan: Maximum 75%, 25% down payment; of which 5% must be in cash, 20% cash, and/or CPF.

4) The rest of the cost shall be as follow for reference:
(a) Buyer stamp duty ~3%,
(b) legal fees of ~$1.2k (HDB), ~$1.5k~$2k (Private bank)
(c) miscellaous ~$300,
(d) mortgage stamp duty = $500 (private lawyer will include this in their legal fees)
(e) valuation = $120,
(f) resale submission = $80
