Hello, we are planning to buy resale. My wife has been employed all this years but i just started work 3months now. Are we able to apply for hfe amd etc for resale flat? Need advice please.

Hi, you can apply for a HFE, but your income will not be taken into consideration as it requires you to have 12 consecutive months of work and salary.

    Yes , there is no income Ceiling for resale flat, but there is a income ceiling for hdb housing grant, which most people will use as their loan option, and usually people will opt to have ehg for their resale flat, unless they do not wish to take any grant, as regardless of the grant amount , there will be a resale levy applicable when they sell their flat and buy another one in the future

    He is not qualified for EHG as he has not worked continuously for 12 months.

    Yes the income will be divided by 3 for assessment for income Ceiling ,but the income will not be used for assessment for EHG.

    Your answer is incorrect. If an applicant works for 3 months during the assessment period, his total income will be divided by 3.

HFE application will work on the gross household income for the past 12 months, ending 2 months preceding the application. As such, the loan figures granted are based largely on your wife's income. However, if both of you are Singaporean, first-timer applicants, you will be eligible for the CPF Housing Grant and Enhanced Housing Grant, for your wife. If the unit that both of you are buying is near to either parent, there is also Proximity Housing Grant.

Hi,

Yes you can apply the HFE no issues. For grants your income must be within 14k per month to be eligible. There's first timer grant, enhanced housing grant and proximity housing grant possibility. Note at least one person must be Singaporean, and do not own private property.

For EHG they also required 12 month continuous employment and income within 9k per month, so you may not be eligible.

They will take the household income for the past 12 months, ending 2 months preceding the application. Oct 2024 apply, take payslips for Sept 2023 to Aug 2024 window. Formula is total income earned over months with income earned, so no pay leave months excluded.

Just apply away, the hfe letter will reflect all the grants available once approved and the max hdb loan amount you guys are eligible for.

Application for HFE is not an issue, but rather your loan assessment will likely only be based on your wife's income if you are taking HDB loan. You can try bank loan though and see if it helps with opening up the choice with higher loan amount.
