Hello Sir/Madam,

I'm a Singaporean PR for 10 years and married with 2 young children.
My wife and 2 children are not Singaporean PR.
Can I buy an HDB Resale flat? If not, what are the options that I have?

Hi Daniel,

I regret to inform you that you do not form a valid family nucleus to be eligible for HDB flats. You may wish to go for private property instead?

You may wish to go for resale EC or condo under your sole name, since the ABSD rate is only 5% for your first property.

Hi Daniel,

Unfortunately, you are ineligible to purchase a resale HDB if your family are not PR or Citizens. Your only option will be private residential properties, and do take note that prevailing Additional Buyer's Stamp Duty and Buyer's Stamp Duty rates apply. If you are purchasing under your sole name, the ABSD applicable will be at 5%. If your wife's name is included as a joint owner and she is non PR or Citizen, the ABSD applicable is at 60%.

1) I regret to inform you that you are not eligible to buy an HDB flat under your current status in the current HDB policy.
2) In order to be eligible, your wife must get a PR status and hold it for a minimum of 3 years. She will be able to join name with you to buy by then.
3) The other option would be for one of your children to become SPR or a citizen by the age of 21 and apply to buy with you.
4) The last option would be you convert to become a citizen. You can then buy once you receive the citizen ID.
