My husband has a private property of his while I, his wife, dont have.

When i turn 35,
- am I able to buy a HDB?
- if my husband is the main occupant of the HDB, does he need to incur any ABSD?

Good morning Ziv,

I am afraid to inform you that you are not eligible to buy a resale HDB as a sole owner because you are married.

Your husband needs to be included to form a family nucleus in the resale HDB purchase which also means that he has to dispose off his private property within 6 months from completion date.

Care to share whats the intention behind this move? Perhaps I can provide other suggestions.

He will be required to dispose his interest in the private property should you acquire a HDB, whether as a sole owner or not since he will be essential occupier for the HDB, therefore will not be allowed to have any interest in any private residential properties locally or abroad.

Good morning,

Unfortunately as both of you are married and considered a family nucleus family entity, you can't purchase the hdb on your sole name. His name will have to be included for any hdb resale purchase which means he needs to dispose of his private property within 6 months after getting the resale hdb.

Should you purchase a HDB resale flat under your sole name, your Husband will be required to be listed as an essential occupier. This means that he will be required to dispose off his interest in his private property latest within 6 months of the HDB flat purchase.

Both of you will also be required to serve a 5-year MOP before you can purchase another residential property (local and overseas).
