Hello, my fiance and i am looking to purchase a 4 room hdb flat in punggol. Looking the prices now, will it be possible for us to find a home withour incurring any cov cost?

Good afternoon Zahid,

It's not impossible but due to current market conditions, it is not easy. Demand higher than supply (BTO supply low).

I helped my friends to sell off their renovated EA in Pasir Ris with an estimated $70k COV while helped another set of friends to buy original EA in Jurong West without COV. Chances of paying COV will depends on house condition/ renovation, facing, floor level etc.

It is really a case of supply and demand when it comes to home prices, COV and etc. While most owners will like to sell high, there are also other owners who are motivated to sell fast due to their upcoming commitments like new place obtaining TOP and they need to sell in order to move.

There are still units transacting without COVs especially in newer estates where the supply of resale flats are higher. Even in mature towns, there are also units that are sold without COVs. Do your due diligence to understand the market better before making an offer, don't take it for granted by what others say, it is always important to verify any source of information through 2nd opinion or own due diligence.

Every seller will want to sell high and every buyer will want to sell low. The gap between the selling and buying price will need to be managed. This will be influenced by the valuation, supply and demand, the location, seller and buyer position and so forth.
