Hello,

Me and my wife currently owns a Condo under a shared loan, and will be reaching its MOP (with no SSD penalty) where we will be selling it and getting a resale HDB at a better location early next year.

However, I am no longer hired under a Singapore, and my income is derived from overseas. May I know what are the possibilities of getting the loan with my name on it? I vaguely remember that banks will only recognize 70% of your overseas income. But then again, I am also not able to prove a regular bank deposit as the income is not fixed.

Hi,

It depends on which country is your overseas income derived from, and whether which bank you are working with. Yes typically overseas income will not be recognized fully, but if the taxes are filed under IRAS singapore jurisdiction the chances maybe better.

Dear sir,

Thank you for your input here. Overseas income can be quite tricky when it comes to application for home loan, as with my client who almost could not get her loan approved after being granted an option to purchase for a private property. Thank goodness for the efforts put in by the banker for her to get the loan approved at the last minute and she can proceed with her purchase of her dream home.

It is advisable to speak to a banker as soon as possible to determine what you can do in terms of home loan application based on your current status, as they will be in a better position to provide the advise. Your next concern will likely be the transition timeline for the sale and purchase and this will be something which I am able to plan for together with you such that you are able to transit seamlessly from one place to another.

Banks can recognise the income documents from overseas especially if the company is a MNC. It will be useful if you have bank statements showing the income deposit every month. I have assisted clients who are residing overseas to secure a housing loan to purchase a property in Singapore.

Do let my panel of bankers to assist you with in principle approval (bank loan) first before proceeding further with your resale HDB purchase especially your income is derived from overseas.

Care to share the intention behind the move to resale HDB other than better location?

There are a couple of ECs that are going to MOP soon. I have spoken to a few residents that are staying in The Canopy, Austville and Belysa already.
