Good afternoon,

For SPR families to be eligible to purchase resale HDB, they need to each hold SPR status of 3 years each, hence unfortunately resale HDB will not be one of the options. You are only eligible for private property condo, and it may be the better option as generally private property prices are still resilient and enjoying steady growth, whereas generally HDB prices are still on the slow downtrend.

Using 300k as funds for downpayment and stamp duties, you will be eligible for an approximately max 900k property, assuming 75% max loan is possible. The typical breakdown is as follows:

Cash 5% 45k
CPF OA 20% 180k
Stamp duties (BSD + ABSD) and legal fees approx 8% 72k
Max home loan 75% 675k

Hi, I would be most glad to assist you further and pls feel free to let me know if you need any banker’s contact or any other assistance. Moving forward, a HDB flat is not deem as a form of investment but just a roof over our head. So a condo would be a better choice.

Wecome to be SPR. Fyi, only 3 years PR then will be eligible for HDB. Hence you can only purchase private condo for the moment.

However, purchasing a hdb will require both to have at least 3 years of holding SPR for at least 3 years.

Unfortunately, you will not be able to purchase a resale HDB because you will need to be a SPR for 3 years before you are eligible. However, do not worry as you are definitely eligible for a private condo.

With a cash savings of about 300k, I would advise that you set aside a budget of not more than 1 mil for the property.

At the moment you are not eligible to buy HDB and for PR couple you can only buy HDB when both Husband and Wife has hold PR for 3 years.
However, looking at the HDB price that still on downtrend, I will suggest that you look into an option of buying private property

Congratulations on attaining your SPR!

If you're looking to purchase your first property, you only do have 1 option, which is private property. This is because both you and your husband will need to fulfill 3 years of SPR before being eligible to purchase a resale HDB flat.

Do take note that you will be liable for ABSD of 5%, hence your downpayment plus stamp duty would roughly be around 33% of the purchase price. Based on your $300k cash on hand, your maximum property purchase price should not exceed $910k. This is provided you can qualify for up to 75% of the property purchase price (or valuation price, whichever is lower).

I would suggest you first speak to a banker to ascertain your max loan amount, before taking the next step. Do get in touch with me so I can recommend you my Trusted banker to assist you on your loan matters.

If I were to advise you on 2 options I would say private property is a much better option due to many reasons. In your case pte property is your only option anyway (You have to wait for another 3 years in order to buy HDB)
