In current resale market, as rental have drop a lot now. Most units with tenancy at this point of time will not cover the monthly instalement. You will still need to top a bit of cash for the instalment and maintenance fee.

First you'd need to get a banker to assess how much loan you can get.

However with you budget and requirements I'd definitely recommend a under-construction/newly completed condominium, which will command better rental yield. There's a really good development at the city fringe, within 10 minute's drive to town and CBD, hence the popularity with expats in the future, and well within your budget as well (developer offering a great deal of 16% discount currently).

1. I would suggest that you purchase a resale condo so that you can rent out immediately and generate rental income.

2. A 99 years leasehold property as compared to a freehold property is more ideal as the quantum is lower as compared to a freehold one, translating to a higher rental yields. 99 years leasehold tend to be located nearer to MRT or us interchange making it more attractive to potential tenants.

3. I have some units in the east at areas such as Bayshore Road (expats favourite) and Tanah Merah (Near MRT, airport and changi business park) area which may suit your requirements. May I know any particular areas you are looking at?

In order to achieve your objective, rent to cover mortgage, you will need to look at least 3.5% rental yield projects.

I would recommend you to consider city fringe location, as they are generally lower in quantum compared with central location and greater pool of tenant compared with outskirt area.

Dear sir/madam,

The purchasing budget of $1m to $1.5m was established together with a banker or your estimation? Since you have mentioned that you are out of town most of the time, can I find out if your income is a foreign income or local income? For foreign income, do you pay tax in Singapore?

I am asking because I have a client recently who met roadblocks in the loan application due to foreign employment, which could potentially affect the loan quantum here.

It is therefore in your interest to look into the financing planning aspect to determine and be confident of the amount you are eligible to loan and finance before deciding what type of property you should look into in order to maximise the returns.
