Hello. Is Jadescape 1 bedroom worth the investment?

Looking at horizon 3/5 - 4/5 years. Currently it's at 1.8k psf. Knowing the area has no new amenities, only good schools scattered around it. Please advise.

Ie: legit and honest reply will be appreciated.

FYI, Jadescape 1BR is from $16xx psf, not $18xx psf.

I understand that you're looking to purchase as an investment, hence I strongly believe that rentability is a criteria you might wish to look into.

Generally, a development that is near to public transport (MRT especially) with good amenities in the vicinity will attract Tenants. Other factors may include good schools which you had mentioned.

Having said that, I would say the most important factor to look at is the entry price, and the exit strategy within your investment timeframe. Study what are the potential developments (factors pushing your profit margin up) that's going to happen within your investment timeframe.

Dear sir/madam,

From investment perspective, are you looking at capital gain or rental returns?

Jadescape 1 bedroom price range starts from $840k upwards. In district 20, if you are targeting at new launches 1 bedroom, I am afraid Jadescape is the only project available for selection.

There are plenty of hype around this region, with NS Corridor and Thomson East Coast Line bringing about much convenience to residents in this region, and with limited new supply coming along, I'm certainly quite positive about the prospects for Jadescape. Nevertheless, your investment horizon of between 3/5 or 4/5 years may not actualise the full potential returns of the project since the the ongoing developments taking place will take sometime to be in operation.

Generally speaking for investment purchases in current market sentiment, I would advise to purchase in areas with new upcoming infrastructure plans which will transform the area, and with proximity to commercial nodes or business parks which will provide a bigger pool of tenants to choose from.

For Jadescape, its pretty central in terms of locality and can access to various areas with the circle line and upcoming Thomson east coast line. However, tenants also have options for 1 bedrooms in the vicinity of Jadescape or even 1 or 2 mrt stations away. You can take a look at nearby Tresalveo rentals achieved as a gauge. Is this something you are comfortable with? You may also want to take note Jadescape is a mega development, which means competition in and of itself with regards to competing with tenants at TOP. For investment it is important to have an idea what your future tenant profile will be like and will likely come from. I agree with my colleagues here who mentioned entry price is key. In addition, I would add holding power to that in terms of ability to service the mortgages for a good 12 or 24 months depending on one's risk level.

Generally speaking 3-5 years time horizon may not be sufficient for any capital appreciation to fully play out, unless you are already at areas where the Master Plan has zoned for some future development in the pipeline.

I would also like to highlight without knowing your objectives in detail, I can't make the best assessment. There could be non-monetary factors such as being close to your loved ones which would be important for your well being and convenience. This may justify Jadescape as your purchase.

Thank you for your query. We are Annie and Joel from OrangeTee, and with us you have twice the support than engaging someone else.

To give our honest opinion, there are 236 units of 1BR and 1+S at Jadescape, and thus far only 75 have been sold after 1+ yrs, which is a slow pace in our opinion. This area has traditionally been more for families and thus rental demand will be slow. Main upside for Jadescape is when Bishan is developed as a sub-regional centre, one of the main changes to URA Masterplan 2019. However, that will be beyond your investment horizon. The full TEL completion will only be done in 2023, several years after TOP. I would advise other new launches that would be more tenantable when completed, and offer more upside. Feel free to contact us so we can update you with our list of new launch that we believe has more potential in your given investment horizon.

If you are looking at a 3 to 5 years investment horizon, Jadescape may not be able to provide you with much high side appreciation in the short period. You may want to instead look at the projects in central and prime locations or areas which are undergoing major transformation which will provide you with the push in value.

Hi;

If you are looking for 1 bedroom for investment purposes, I reckon the schools doesn't really matter as most of the tenant/buyer for 1 bedroom is normally single/couple without kids.. The 2 bedrooms and above will be more appealing for family with children.. Having said tat, the entry price for the 1bedroom is very attractive. Probably you want to discuss further regarding this?
