Hello.
I'm currently staying in 4rm resale hdb with bank loan. I decided to sell the place and buy a 3rm resale hdb.

During HFE there is a clause 50% of Sale Proceed of my 4rm has to be paid if I want to apply for HDB loan now.

Is it a must? As I did not take any HDB loan before. Please advise. Thanks.

Hi, if you planning to take a HDB loan, yes it is a must to do so as HDB encourages financial prudence and wants you to reduce the loan amount where you can. If you do not wish to pay 50% of the sales proceed, you can consider taking loans from the banks.

Hi,

Do you mean the HFE letter is out and it indicates the above in the letter? To my understanding, if you have not taken hdb loan before, this 50% sale proceeds to be port over will not apply, as that only applies for 2nd hdb loan.
May I see the HFE letter relevant segment so I can advise better?

The 50% requirement is called the right sizing of loan and if this is the first time you are taking HDB loan, you will not be subjected to this rule and requirement.

Downsizing from a 4 room flat to a 3 room flat involved careful planning in terms of your timeline and finances so that you can minimise your cash outlay and transit smoothly and seamlessly from one flat to the other.
