Like what all investors might have heard: Never put all your eggs into one basket. If you have the capital, getting two different units at different locations would be more ideal. However, you will need to consider the additional cost of ABSD and legal fee.

I always look at investment from the liquidity factor. In order for an investment to be sound, there must be good liquidity, because it does not make sense for the value to appreciate but yet unable to liquidate. Paper value counts for nothing from my perspective. From my years of dealing with resale properties, 1 bedroom apartment is good for rental however when it comes to reselling it, it is more challenging. 3 bedrooms on the other hand is likely more in demand in terms of purchasers and it is not too difficult in renting it out if pricing is managed well.

Lastly, the stamp duties applicable in purchasing the properties could affect your decision too.

Before you decide which is better, you need to know 2 things.

Firstly, LOCATION

A 3 bedroom in CBD area will be tough to find tenants, compared to 1 or 2 bedroom units.

Likewise, a 1 bedroom unit in outskirt area is not as 'rentable' as a 3 bedroom.

Secondly, Growth potential of the surrounding area.

Commercial development plans in the nearby area, tend to bring in crowds, which in turn, creates demand for condos.

Hi investor,

You might want to note that getting 2 units would incur ABSD, which would set you back significantly in terms of investment returns. 1-bedrooms units would command the best rental yield, but least resale potential.

Perhaps you could consider commercial units as well.
