Hello I have a few questions regarding selling a 3 room HDB (my second HDB flat) to buy a resale 4 room HDB (bank loan) at 55 years old.

1) If I sell first, and ask for extension, does that mean that I can avoid bridging loan or contra?

2) As my BRS and FRS in CPF is not met yet, and I would need the amount (both cash and CPF) from the sale proceeds of my 3 room flat in order to purchase the resale 4 room, is it possible to seek waiver to CPFB to not transfer the funds into RA but to OA instead?

3) Can I broker a deal with the seller of the 4 room to help me sell my 3 room first, and subsequently, I purchase that 4 room, to secure the 4 room resale flat, instead of selling first and urgently finding for another 4 room?

4) Is the bank loan until age 65? or can the tenure be higher?

Good morning,

I can assist with the sale & purchase transaction. Yes if your sale completion is approx 3 weeks earlier than your purchase completion, the sale proceeds can return in time to fund your purchase completion. It is possible to set aside CPF OA funds for housing purposes before you turn 55, subject to CPF approval.

Yes bank loan typically is up till age 65. It also depends on the age, income and any major loan installment on hand. We can do both sale & purchase concurrently such that your objectives are met. Ie. Find an ideal unit and yet have sufficient time to sell and secure a buyer. I can assist to coordinate the timeline and financial planning.

By the way, I have did a few cases whereby the owner has already cross 55 years old age and wishes to sell and then purchase the next flat. In your case, yes it is advisable to sell first before we go on to purchase the next flat.

Hi,

As you require the sale proceeds from your current flat for your next purchase, I would recommend you to do both selling and purchasing concurrently.

No doubt, you can choose to purchase first, but the Seller of the flat you're keen in will also have their own timeline to adhere to. If their situation is also similar to your situation, they will also not be agreeable for your proposal too.

Hence, it's rather tricky to manage and I would strongly recommend you to engage the same agent to handle both the sale and purchase processes for you.
