Dear sir/madam,
It will be quite a tall order to borrow 80% and get the rental to cover the mortgage, although there could be remote chances of doing so. I don't think any salesperson will be confident to commit that you will be able to achieve positive returns from rental in this upgrade. If really looking out for positive cash flow projects with immediate returns, you may wish to look out for overseas projects where developers are giving out guranteed rental returns and sound exit strategy for you to liquidate when you are required to do so.
