we are PR and Planning to BUY HDB flat .

shall we buy now or due to the cooling measures the HDB prices may drop (Valuation and COV)very soon or nearby future ?

I agreed with Joseph.
The cooling measures could only slow down the market, but it doesn't affect the transactions in the open market.
Apparently, people are still asking for higher COV.

Hi,

I disagree. With cooling measures, many will wait for the sideline. Unless urgent. Soon COV will cool off, everything in the world goes in cycle.

What goes up will come down and viceversa. Right now say 1-3months the COV will still remains perhaps as the seller is unwilling to lower COV and cannot see the fact that the cooling measures will dampen the market.. However if supplise incresase and demand weakers as the new measure seriously cut out lots of buyers who are cash rich and willing to pay for exorbitant COV.

Such drastci measures has not been see since 1996 peak. The measures are most simlar minus Capital Gain Tax, which in my views, may be the next measure if market keep trending upwards.

I may be wrong, but it is wiser to wait and see rather than plunge in now. Unless it is really urgent, then go buy now and negotiate for lower COV. seller will be more willing to cash out now as the longer they wait the risk is higher for seller at the moment in my views.

The government implemention of cooling measures since last year August till now, ensure that more implementations will be out soon if still cant cool.

Hi Meenu,

I would like to add something to all the content that have been mentioned.

Singapore's valuation system is based on a comparison method. In other words, the net pricing will still increase based on standard macro economic reasons.

Hence, the COV might drop, but the resale price is still higher than when you COV was high. Take woodlands for example, I had this unit, Blk744 whose resale valuation rose by $27,000 in three months when the valuation expired and I had to get it redone. Factor in your monthly rental costs and what you would have paid for in terms of unseen costs by the time you commit.

Hope this helps in getting a broader picture of when is a good time to get involved.
