Hello experts,

Appreciate if you could kindly advice me on the following:-

1) Can I engage more than one buyer agent to buy a HDB flat?

2) If I engage a buyer agent, and
a) I manage to find a flat myself during this period, is it ok? Any breach of contract? What other things I need to know, pls?

b) I finally go for the flat which I have seen before engaging this agent. Do I still need to go with the contract and pay this new agent?

Good afternoon Mr Tang,

If you are keen to engage a representative to assist you in househunting, just find one efficient person is good enough.

Dont ponder about whether should i research and view by myself while your representative is doing his best for you.

Just leave everything to your representative.

Lets say if you work hard for your employer but at the end of day you wont get paid, will you wholeheartedly work for him? I highly doubt so.

Just take some time to take over it whether do you want to Do-It-Yourself or engage a salesperson.

By doing DIY, you will take up the risk of understanding the HDB regulation and do the submission by yourself.

In theory DIY sounds simple but only those who went through all the trouble can tell you how messy it can get, especially with the timelines and over offering due to unfamiliarity with valuations in the area, just to name a few potential issues. 2a. Agent will assist you throughout the process of the purchase instead of just searching the property. The following work include negotiation, the checklist .... etc

2b. theoretically you don't have to follow the contract.

Evening,

By sticking to one agent for buying will allow the agent to understand your needs and assist you in getting the more suitable unit. You can definitely engage multiple agent but will the other agents be bringing you to look at units that you have seen before? Personally, I have experience it many times. Should you found a unit that you fancy, would you want to go through the hassle of negotiating the price, handling the massive legal documentation and understanding what need to be done?

Dear Mr Tang,

The available pool of units which could fit into your requirements is fixed therefore engaging 1 or 5 agents to assist you in the purchase will make no difference as they will be accessing the same pool of data. Your concern will probably lie in entrusting to an agent who is not proactive in matching you to units within the pool of data, however, it will not be too late to switch by then. More importantly is to keep log of what are the units you have already seen and find of a way to remember the units which suits your family requirements. Do take note that should you decide to purchase without the agent who have sourced the unit and went to the viewing with you behind the back, the agent has a right to claim the rightful commission against you.
