Hello, am interested in getting advice. 31(F), divorcing. No kids. MOP for house is in March 2027 and planning to sell once finalised (will delay divorce to reach MOP).

Bought the house at 490k
Current loan left $266k
Accrued and principle interest $141k
Proximity and first time grant taken
Current resale value $650k
Current pay $4.2k

Would it be feasible to purchase a resale 3 room flat. What advise would you be able to provide as feeling rather anxious for the future. Thank you so much!

Hi, appreciate your sharing over PropertyGuru, able to check with banker on your behalf before planning next purchase. For sale require the court order before proceeding for the sale, it depends on the final judgement whether it is 50-50 share from the sale proceed. For the CPF OA with interest used, will be returned to each party who used for the current unit. Likewise, able to check with law firm and HDB before proceeding.

Based on the preliminary info that you have provided, after the sale, both of you should be able to get back about 230k in sale proceeds. However this amount will be split between the both of you in a mutually agreed arrangement as part of the divorce proceedings.

For your income, you should be able to secure about 250k of loan, together with your CPF and sale proceeds, you should be able to get a 3 room resale flat. However, do note that it will likely be an older flat as the new ones will cost significantly more.

With your income level and the expected sales proceeds plus CPF refund, affordability for your next home is not the main concern. A resale 3-room flat would be financially feasible.

The key constraint is age. As you’re below 35, you won’t be eligible to buy an HDB resale as a single after the divorce. One practical interim option is to consider a 1-bedroom private condo, potentially with some cash top-up, while keeping your longer-term housing plans flexible.

Dear madam,

As you have mentioned, the MOP is in 2027 therefore things and market may change by then. Unsure how you gotten the share of your proceeds, but I am assuming that there is no contest on the assets and etc, by 2027, you will only be 32 years old therefore you will still be ineligible to look into buying a resale HDB under single scheme as the minimum age is 35 based on existing guideline.

You may work out the numbers to see if you qualify for a small resale private unit in this case.

Hi

Based on 4200 income per mth, assume fixed income salary with cpf, and assume no other loan installments, your next loan, assuming hdb loan is available, will be approx 265k.

The budget you can go for will depend on the sale proceeds you get, plus CPF OA and cpf refund coming back from the house. Assuming your CPF refund is 70k, and cash proceeds of your share is 120k, if I add the 3 components together 120k + 70k + 265k = 455k, your budget will be around 440k, will have some options for 3-room resale flat at outer areas and perhaps older flats. Not say impossible, and we have yet to include your current cpf OA and cash savings available.
