It is a chicken and egg issue, without the OTP fee, it can be difficult to have the seller sign on the OTP too. Do you have cheque facility or maybe a cashier's order to be prepared in the name of owner? In this case, money will not be transferred into the seller's account as you can cancel the cheque or cashier's order if OTP is not received. Anyway, you should check with your agent when in doubt. If you intend to DIY, then good luck to you!

Hi,

1) This is a common problem encountered by DIY buyers.
2) I would like to share my humble thoughts on such matter:
(a) You have to verify the ownership of the seller met in person. You never know whether this is a tenant or a stranger who happened to be in this unit.
(b) You have to verify the bank account ownership.

3) Making any fund transfer is always taking your own risk without doing any due diligence check.
4) I always make arrangements to meet in person with the seller and the seller's agent with my buyer to sign the OTP and hand over the option fees on the spot.
5) And this can only happen after doing all verifications.
