Good Afternoon, my current MOP will be on March 2017 and planning to sell the flat at Punggol.
Would like to seek advice on which option is better?
Option 1 = Sell and upgrade to purchase BTO again
Option 2 = Sell and upgrade to purchase Resale.

There is no better option without knowing the exact needs of the household. Resale levy maybe applicable for your purchase of BTO if your current flat is a subsidized unit.

Perhaps it could be good to start from why are you even planning to sell in the first place and move to a bigger unit? What do you look for in your next opportunity to move?

If you are buying for stay again, there are a lot of subjective factors at play which only you know best such as lifestyle goals, proximity to school etc. Its usually more than the monetary aspect.

Hi,

Assuming you are buying for stay again, would need to know the needs of your next housing. Such as lifestyle, schools, size and rooms needed. Kindly take note resale levy would be applicable for applying next BTO if your current house is subsidised. You may consider for upgrading to EC if affordable as there are some EC with no resale levy still available in the market.

I have assisted many of my clients in their upgrading process and they are in your similar situation residing in new towns at Seng Kang and Punggol.

My advice to them is usually to upgrade to an EC is it is within their financial means. I have personally shared with them the merits of buying an EC and showed them historical data that EC is a good form of investment.

Good morning,

Should you choose option 1, you will need to understand that priority on selection of BTO are given to first timer. There will also be construction period required. Therefore, you will need to source for alternative accommodation after you have sold your current unit.
Should you go for option 2, you will need to work on the financial and timing aspect. Do you have sufficient fund to pay for the down payment before the sales of your unit? Or do you require the funds from the current unit to facilitate the purchase? As there are alot of other factors to look into, I would recommend that we work things out in details before proceeding forward.
