Congrats on your new born. I have served clients in situation like yours. Currently you are only allowed to purchase a resale of any size or 2 room flexi BTO located in non mature estate area under non citizen spouse scheme. For resale, if you are a first timer, you are eligible for singles and EHG (singles) grant. However if your new born is a SIngaporean, then you will be able to purchase a BTO of any size. If you choose a resale, you will get the full first timer grant which is family and EHG grant. If you plan to apply for citizenship for your newborn, I would suggest you wait till then before commiting to purchase either a BTO or resale as you would have more choices for BTO and would be able to enjoy more grants for resale. Hi,

1) Your newborn baby will automatically become a citizen. You may refer to the detail below:

2) With the new coming member in your family it does not change the eligibility for BTO/SBF application. You can only apply for a 2-rm flat in a non-mature estate under the Non-Citizen Spouse scheme. This is provided you are at or above 35 yrs old.
3) Alternative, you may consider resale HDB. You can buy any flat type (2~5-rm) with grants as long as your income does not exceed $7k under the Non-Citizen Spouse Scheme.
4) If your income exceeds $7k, you can still purchase a resale HDB flat, but without grants and not eligible for the HDB loan.
5) I would suggest if you are eligible for the HDB loan, you should put up your application now to assess how much financial assistance you could receive from the HDB.
6) This is the fastest and easiest way to assess what type of flat you could afford.
