As current property price is going to give you a low 2-3% yield, rental is a better option. (as monthly bank repayment will be higher than your rental fees)
Between a Old and New property, for your 2 bedroom 2 toilets type + near to MRT, you should be seeing between S$3800 to S$ 5500 fully furnished. You have plenty of choices.
Prices differ from how close you are to CBD.

Your decision should probably be based on your planned duration of stay here in Singapore. If you have plans to stay from mid to long term (5years up), I would suggest that you do a one year rental when you arrived such that settling into your new environment can be much faster, while you take the last 6months of your rental to look for a suitable unit for purchase, once you know Singapore better.
