Good morning Dr,

Procedure for subsale is the same as resale.

Provided you can obtain max 80% bank loan, you will give 1% cash as option money once both parties agree on pricing then 4% cash to exercise the option.

Followed by payment of stamp duties within 2 weeks from exercise date then CPF downpayment 2 weeks before completion.

You will leave the rest to loan disbursement.

The amount of cash will depends whether do you have sufficient CPF OA funds for stamp duties and 15% CPF downpayment as well.

Hi,

Subsale procedures is the same as resale. Assuming a 80% max bank loan, 1%+4% are required for option money and option exercise money. A minimum of 5% cash is required. The balance 15% can be used for stamp duties and downpayments. Depending on construction progress, your mortgage payments could kick in once conveyancing completion is done.

The process of purchasing a sub-sale is the same purchasing a resale unit. Typically, it is a 1% option fees, 4% exercise fees and the balance 15% and stamp duties can be paid using CPF.

After you secured a loan the bank, the loan disperse the loan in accordance with the building progress.
