For HDB resale, we have to pay 25% of the property price for down payment, but how will the down payment be calculated? is it 25% of the property price, or 25% of the property after deducting grant?

Hi,

1) The 25% downpayment is referring to the valuation value of the property.
2) For example, after negotiation with the seller. The agreed price is $500k.
3) After valuation, it indicated that this property worth $480k.
4) The 25% downpayment would be 25% x $480k = $120k.
5) The additional $20k is considered cash-over-valuation which needs to be pay by cash only. It means that you agreed to pay a premium for this unit.
6) The grants provided can form part of the 25% downpayment if not all.

Hi

It is 25% of the higher of either the price or valuation. Grants just go toward offsetting this amount, so you need not pay the full 25%. The majority of the payments is payable closer to legal completion date.

2. If the agreed price is higher than valuation, the **difference (cash-over-valuation)** must be paid in cash—it cannot be covered by a loan or CPF.
