Hi,

EC has better capital appreciation potential as you are getting a fresh 99year lease and what's more, with facilities and quality comparable to private condos, but typically at a lower entry price. You also enjoy up to 30k grant as a 1st timer.

Hdb when first conceptualized was to provide affordable homes and not meant for investment. Typically, resale HDB buyers as 2nd or 3rd owners will hardly enjoy much capital appreciation, and with shorter balance leases if and when you sell next time, the loan that can be taken by your buyer will not be full.

Afternoon,

New EC will allow better capital appreciation as the capital outlay is lower than standard condo. However, you might need to be holding it for awhile due to the oversupply of private properties. As for resale HDB, if you look into matured estate and units that's not too old, you can still get a decent value.

Hi, unlike the past, HDB units are no longer the same and one would not get much of a good capital appreciation. So the next range would be an EC.

Dear buyer,

If the diminishing lease of a leasehold property is your biggest concern since you have eyes on resale value in future, perhaps you should consider freehold property or buying direct from developer (at launch). If there are other aspects of considerations which are more important, then you will need to align your priorities. Often, there is no perfect choice.

Dear Sir/Mdm,

An important factor to consider when buying a property is to consider the location. A location which is located near to transportation nodes such as Bus Interchange or MRT is likely to continue to appreciate in the future with the population growth.

In time to come, there may be an oversupply of ECs with developer struggling to sell off the current inventory of units. ECs are priced slightly lower than a private condo and there is a good chance that you may be able to enjoy a price appreciation of 20% to 50% in time to come. However, you may want to buy an EC in an area with redevelopment potential to realise the upside potential.

For a resale flat, if the flat is located in a good location in a matured estate, it is unlikely to depreciate with time as shown by the older flats in estates such as Tiong Bahru and Bishan. No flats in Singapore have ran out of their lease yet as our government usually conducts enbloc on the older blocks and relocate the residents to a nearby or similar area.
