Why I ask?
SPRs and foreigners are not allowed to purchase most of the cluster housing unless they are in approved condo development.
Usually private properties are transacted at or below value, rarely buyers will like to buy cash over value for their purchase.
Once you agree a purchase price with seller, you will issue 1% cash to him to obtain option to purchase.
You will then have 2 weeks option period to sort out your loan and once you decide to exercise, issue another 4% cash.
Thereafter you will have to pay stamp duties within 2 weeks from exercise date.
Lastly 15% downpayment will need to be paid at least 2 weeks before completion date. This is in the event that you can obtain max 80% bank loan.
