Example if my parents bought a Malaysia under my sister & my name, and take loan from the bank under our name too. If I wish to buy resale HDB (me & my wife is SPR), can I just transfer the property to my sister name, and still remain the loan under both of our name?

Yes, I believe it is possible.

Do take note that both you and your wife has to be SPR for more than 3 years before you are eligible to purchase a resale HDB flat.

Dear Kok Wei,

you may purchase a resale HDB as long as you meet the eligibility and also dispose off your other private properties if any.

As for the loan wise, as long as the bank allows, it will not affect your purchase of the Resale HDB. However it may affect the maximum loan granted by bank in Singapore if you are intending to take one.
