Does the buyer have to pay for the valuation report or the seller for the resale HDB flat? Why ust the buyer pay for it as the seller need to provide information on the flat he intended to sell.Pls advice.

Afternoon,

If my memory serve me correctly, I have answered this enquiry before.
Yes, the seller need the valuation report, to provide information on the marketing value for the unit. This allow the buyer to work on their cash component.
Buyer who is interested on buying the unit, need to buy the valuation report from the seller if they are taking mortgage loan or require to utilize their CPF monies. Unless the buyer is paying for the unit with 100% cash, they can choose not to purchase the report, as there's no requirement to.
You will be spending tens of thousand to purchase a unit and what difference does another $190 do?

Afternoon home boy,

A seller does not need a valuation report to sell. All the seller needs is to establish his selling price and the valuation report is required by buyers to obtain loan from HDB or financial institutions, thus the seller facilitates this process by putting up for valuation request to speed up the process. Nevertheless, if buyer does not require any loan for the purchase, they will also need not borne the fees for valuation report.
