Hi,

Yes, there is still cash component possible in the form of 5K option deposit, misc hdb admin fees and agent commission. If the pricing was not negotiated properly, there may be COV as well, which also must be in cash. It is advisable to work with an agent who can be committed and work with your interests in mind. Afternoon Mr. Lim,

Since your CPF is enough to cover the cost of the purchase, you will not be required to undertake mortgage loan. Therefore, down payment is not required. However, you will still need to prepare cash for Option and Exercise fee, ABSD if you are married SPR buyer and other miscellaneous expenses.
