Hi, yes of course. Generally property will appreciate 10 to 15% the moment the project gets TOP.

Hi,

Typically that's the case, as evident from various projects that obtained TOP in the last 2-3 years. Ultimately it also depends on location, unit attributes and offering as well as the surrounding amenities and infrastructure (such as good schools, upcoming MRT etc). May I know which projects are you comparing? Thanks and hope to value-add to your plans further.

1. It depends on the economical cycle as well. One reason new projects appear to appreciate more than resale ones is because from the day of booking to the day when it is TOP, there is a 2 to 3 years gap and prices generally increase due to inflation.

2. New projects are selling at a higher PSF price and therefore will also boost the price of surrounding resale projects once they are ready for sale.

3. Ultimately, the potential of a project depends on the location and the future development potential of the area. Currently, there is an oversupply of condos in the next few years and it is importantly to select a project wisely.

Good evening buyer,

Yes usually new launches have a better chance of appreciation compared to resale units but it's still boils down to location, location and location.

If the resale unit is in a location with good public transport, amenities than a new launch in a remote location then this might not be entirely true.

May I know your intention is immediate rental returns or long term capital appreciation? Usually I will advise my clients to hold on to their property for at least 5 years to see the better returns.
