I'm a SPR and would like to know how much income is required to purchase a private condominium worth 700k for own use, considering 5% cash, additional buyers' stamp duties, valuation, legal fees, etc.

Happy new year to you buyer.

As a SPR, you will require at least 28% of the purchase price as initial outlay for the purchase.

1) 5% cash downpayment
2) 15% CPF OA funds/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% ABSD
5) $2.5k legal fees
6) $500 stamp duty for mortgage
7) valuation fee etc

You will require at least $118k if you are able to obtain a 80% bank loan.

Hi,

For SPR 1st property purchase, typical breakdown as follows:
Cash 5%
CPF 15%
Max Bank Loan 80%
Total Stamp Duties & Legal Fees Approx 8%

You will need about 200K (Cash + CPF) if you can obtain 80% bank loan for the purchase. How much loan you can get depends on your age, credit, income profile & any other loans you have at the moment. Thanks and hope to discuss further and value-add to your plans.
