Dear sir/ madam,
I would like to know about the leasehold of the HDB flat. As some of the leasehold of those resales HDB are expiry in 40-50 years, what are the Singapore government policies to deal with expiring lease HDB flats? Also from the resale HDB flat, the selling price are lower compared to those with longer leasehold tenure, does it means as a HDB owners, property value only sustain or increase in the 1st 20 years & subsequently the value will decrease due to shorter lease? I am planning to buy a resale HDB flat & concerns on the lease issue. Pls advice. Thank you.

Hi Michael,

The lease decay curve will steepen as the balance lease of the property is close to expiry. Hence, it is not advisable to pay a high price for such properties. You can still buy these flats for your own stay if the price is reasonable.
