Dear Gurus,

We would like to seek your advice on what are the estimate fees (legal fees, lawyer fees, etc.) to consider for buying a 5 room HDB flat from the open market of S$500k? Assuming HLE with $240k, and CPF of 125k for use.

Hi,

Assuming valuation matches agreed price of 500k, after HLE of 240k and CPF of 125k, your estimated cash component will be:
135k (to top up shortfall of price)
9600 (buyer stamp duties)
5350 (1% agent commission+GST)
3500 (legal fees+ hdb admin fees)

Afternoon,

Since you are taking HDB loan, the legal fee and stamp fee will sum up to around $11k. The estimated required loan is around $325k, assuming that you are no getting any housing grant. Hence, based on your HLE figures, you will need to top up cash of around $80k.
