Dear Gurus

We are looking to sell our 4 room HDB flat in Tampines street 12 and buy another HDB or Condo within 1km of St Hilda primary school.

We would love to get in touch with any agent that has existing listings for the above as we are hoping to execute both buy/sell simultaneously. Our girl is getting registered in 2 years time thus the urgency.

Before we proceed with a concurrent sale and purchase, it will be best to have a financial plan on hand as a guidance along the way.

For sale, kindly provide me with these information:

1) CPF OA funds utilised plus accrued interest
2) any outstanding loan

For purchase:

1) any balance CPF OA funds not utilised
2) any cash on hand.

At the meantime before we meet up, I can forward you flowcharts of a typical HDB sale and typical HDB or condo purchase so you will have a better idea.

Why restrict yourself to agents with available listing within the desired project? That listing might not even fit your bill. I would recommend that you get an agent to assist you on the marketing of your Tampines unit and help you source for something that both within your budget and requirement.

I assume your unit is in block 162 or 163 because only these 2 blocks along Tampines Street 12 falls outside the 1km zoning to SHPS.

2 of my boys are currently in SHPS and my #3 will be registering for P1 next year, therefore I am very familiar with the units around.

I think as what my fellow professionals have indicated, any salesperson in this forum will definitely be able to make the arrangements for viewings for your purchase and list your property for sale, and I am sure this is not exactly what you are looking for since you can also take on these assignments as a DIY seller or buyer with abundance of data and resources online on transactions and mortgage.

More importantly is the whole process of the purchase and sale that you will go through, where you can benefit from the experience we have in transacting deals over the years, to handle any unexpected incidents arising from the whole process as your partner.

Ideally, it would be perfect to sell your current place and buy another simultaneously.

Realistically, the current market sentiment makes it almost impossible.

It is definitely easier to BUY now then to SELL.

What we can best do for you is to first find a buyer, and propose and slightly longer completion to match your purchase.

Meanwhile I can show you something within 1 KM of the said school. So that you have an idea what is available out there now.

Once a buyer for you unit is found, then we can hit the 'shortlisted' unit asap.
