Dear Gurus, need some advice here. I'm currently staying in an EA at Sengkang area, loan not fully paid. Realised HDB is putting up a tender on the land in front of my block for EC. I'm really used to TOTAL unblock view (full sceneries) n am thinking of moving out.
The issue now is there are not many fully unblock flats in Sengkang, Punggol area which we prefer to stay. While trying to search in area out of our region, the sales price can be as high as $800-900k. Which I'm thinking it might make more sense buying an EC right? Unfortunately we don't have much cash on hand plus my hubby is already 42yrs old n we have not sold our current house. What's the best option for us? Or shld I try BTO even with a levy of $45k? :(

Hi Yvonne,

High floor units with unblocked views come with a premium and this is usually non-tangible values where different consumers value these aspects differently.

There is no way for anyone of us here to advise you on what could be the best option for you since you will need to buy if you sell, and this involves risk of not having the same alignment in terms of the value of such units you are looking at with the prospective seller of your purchase.

If there is indeed a need for you to move on to a new place because your view is being compromised, I'd suggest you to look into what are you eligible for in terms of purchase after selling the current place. After you have done your financial assessment will you then be able to be more certain what your options are moving forward. Do note that with upcoming construction activities, it could have negative impact on the price you can achieve in selling your place too.

Hi,

I guess this boils down to how much do you value an unblock view for your home and how far are you willing to go to secure that. In land scarce Singapore unfortunately vacant land will not be left that way for long, moreover sk and punggol. Definitely you need a premium to secure unit with such attributes. if you truly need one with long-term unblock views you might also want to study the master plan accordingly.

Afternoon Yvonne,

High floor unit with full unblocked view are not easy to come by and to stay that way. Therefore, depending on location and unit sizing, it will definitely be going with a premium.
Even with getting an EC, that does not promise you a unblocked view in the long run. Hence you will need to understand the situation and work within your requirement and budget.
