Hi Mr Ainsley,

2 PR who are husband and wife are eligible to buy HDB from open market. Flats from the open market refer to resale units whereby exisiting owners meet the minimum occupation period to sell.

There are no income ceiling when buying resale units. Income ceiling only applicable to Sinaporean who purchase subisided HDB flats.

The old regulation requires Singaporean who bought subsided flat to meet 10 year occupation period prior to selling. This have been adjusted to 5 years already.

Banker will need to access your ages, incomes and others financial commitments to decide the amount of loan. Maximum loan the banks can provide will be 90% of the valuaion price. As for the interst rate, it depends on type of packages you take up from banks. Currently rate estimate between 2% to 4%.

There do have many other issues such as usage of CPF fund, COV, stamping fees, legal cost, etc whereby you need special advices from professional agent.
