Dear Gurus,

I am very confused with the purchasing processes, how much I need for an initial payment, my eligibility for any potential grants / loans.
Let's assume the following case:
I am 35 years old single, earning more than 6k a month. I want to purchase a 3 room resale flat with an estimated cost of $300000.
Can someone breakdown the cost (downpayment, lawyers fees, agent commission etc etc ) and the applicable grants / loans which I am eligible for? Many thanks!

Hi,

For applying under single singapore citizen scheme as 1st timer, as your income exceeds 6k, you can only apply bank loan, and no grants are applicable. Typical breakdown as follows:

Cash 5%
Cpf 15%
Max bank loan 80%
Stamp duties and legal fees approx 3%
Commission 1%+GST
Hdb admin fees 300

This is the typical case. Some numbers may vary depending on valuation and details unique to the case itself. Thanks and may I assist with your housing plans further?

You will likely to be taking a bank loan as you will not be eligible for HDB loan due to your income. To purchase a 300k flat, this is the cost breakdown assuming you take a 80% loan.

1. Cash
a. Cash Above Valuation if any
b. 5% of Valuation, $15,000
c. 1% Agent Commission, $3,000

2. CPF
a. 15% of Valuation, $45,000
b. Legal Fees, $2,500
c. Stamp Duty, $3,600
