Breakdown as follows:
cash 5% 40K
cpf 15% 120K
max bank loan 80% 640K
stamp duties approx 3% 24K
legal fees 3K

Buyers do not pay commission. Yes for most Developer launches, there will be initial discounts for early purchasers. May I know which project are you considering? will be glad to share with you the value buys available, and the preferred facing units. thanks and hope to speak soon.

are you eligible under any HDB schemes to purchase a new EC?

If you are a first timer with no housing loan, you need to fork out this amount of initial outlay provided you can obtain a 80% bank loan.

Initial outlay: 5% cash downpayment, 15% CPF OA/ cash downpayment, estimated 3% buyer's stamp duty, legal fees, valuation fee, stamp duty for mortgage etc.

Normally if you purchase a new EC during initial launch, it might be cheaper compared to balance units (pricing might adjust upwards due to market conditions).

So which EC are you looking at? Maybe you can share more information with me so I can further advise you.
