Dear Gurus, as its my first time buying a resale condo, please advise on the following:
1. Cash needed its the 5% of the selling price?
2. Can stamp duty be arranged to be paid by cpf, so that I dont have to pay cash upfront?
3. Which bank offer a more competitive home loan?
4. Do all bank provide subsidy for lawyer's fees?

Hi,

Stamp duty must be in Cash as it is a duty.
For lawyers fees, certain banks do provide subsidy depending on the quantum of the loan.

Cash needed is 20% + Stamp Duty + Legal Fees.

1. Cash required is 5% of the bank's valuation + COV. Usually, the valuation matches the asking price.

2. Stamp duty can be paid using CPF. However, if the application is not fast enough to meet the exercise date, you will be required to pay the stamp duty in cash first, and reimbursed by CPF later.

3. Different banks have different rates at any point of time, depending on what offers and packages they have.

4. Lastly, usually the bank which you took loan from, can provides legal subsidy.
