Hi,

New EC is typically priced 20% lower than comparable new private condos due to some restrictions like minimum stay of 5years and income ceiling, and you can get the 30k first-timer grant if applicable. However, capital appreciation wise, their performance in the past decade are not too different, so buying an EC definitely gives you a head start.

For 800K 3BR units in the north, ECs include Forestville, Twin Fountain and the upcoming Bellewoods at Woodlands. There is also Skypark Residences at Sembawang. Good day to you,

Based on your budget, it is advisable to go for an EC. A private condominium will likely to be over your budget. Not many upgraders / first time buyers are eligible to purchase ECs. Would you need more advise or help to understand EC better?
