Dear Guru,

I am a SC with a PR wife. Currently staying in my HDB, MOP due in few weeks time. I am looking to upgrade to a private condo.

My question is
1) Can I keep my HDB and rent it out as a SC + PR couple ?
2) Clarification of ABSD - I am subjected to 10% if i keep by HDB if i buy private or only 7% (if buying as a couple)

Pertaining to your question, I will try to help as much as I can.
1) Yes you can keep your HDB and rent it out after your MOP had been satified as a SC+PR.

2) On ABSD, you are subjected to only 7% should you buy with your name alone. However, this will mean that the loan will normally be harder to secure on one name. With 2 names on the second purchase, you will be subjected to the higher tier of 10%.

However, on hindside, if you sell your HDB already and buy the condo, it will be considered as 1st property and there will be 0% ABSD.

Afternoon,

Being SC, you are eligible to keep your HDB unit if you purchase your second property. If you were to purchase the private property under your name, the ABSD is 7%. It will be 10% if you were to purchase it with your spouse.

Evening Mr WW,

You are eligible to purchase a private condo while holding on to your HDB as one of you is a SC.

As for your private property purchase, you will be subject to 10% ABSD if both names will be used if not, it will be 7% for the SC's name to be used.

If you choose to sell off your HDB before private property purchase or within 6 months after condo purchase, overall ABSD effect is nil as you will be able to enjoy ABSD relief for the latter scenario.
