Dear Experts,

Need your advice as I am totally new to buying property.

- Can you tell me why it always the mid/high floors are expensive even if the views are blocked.

- Is it practical to get an decent 4 or 5 room house under 20k cash ?

Hello Satish,

HDB prices right now are creeping upwards and it is very uncommon to see asking COV below 20k. The good news is, there are still units selling for cash under 20k but you have to search really, really hard and some luck needs to be involved as well.

If you do not mind 2nd floor units, I have a 5-rm flat asking for surprisingly low cash. Do give me a call for a friendly discussion. I am here to help!

Hi Satish,

Before we even go into COVs, let's take a minute to consider the concept of valuation ... as a rule-of-thumb, all things being equal (same block & same renovation), a flat on a higher floor will command a higher valuation than another on a lower floor. The basis for this revolves around "windy" & "unblocked view" ... you mentioned "even when the views are blocked", but these same units when compared to those in the same block but on lower floors, the "blocked views" will still be better ... agree?

On the issue of COVs ... it is a tool reflective of the free-market economy. Considering the fact that more people can afford 4-room flats than 5-room flats (in terms of absolute prices), it is even harder to find 4-room flats asking for COVs lower than $20k.

From my own experience, 4-room & 5-room flats asking for COVs lower than $20k are usually:
1) in very inaccessible locations (within the estate)
2) on the 2nd floor or near rubbish collection point etc
3) with loan shark or other unpleasant problems etc

Even if you can tolerate some of the above conditions, will you be in a position to make very quick decisions? I ask this becoz not only are such flats difficult to find, they get snapped up very very fast ...
